  • Reservation and the arras contract — A reservation takes the property off the market; the contrato de arras (deposit contract) then fixes price and timetable. Under the usual penitential arras, walking away costs the deposit — and the seller pays double for backing out. An independent lawyer should review it before you sign.
  • Due diligence — Your lawyer checks the property registry (nota simple), licences, community statutes and debts that could travel with the property. On newer builds they confirm the licence of first occupation; on rural property, land classification.
  • Completion at the notary — The escritura (public deed) is signed before a Spanish notary, funds move, and you receive the keys. The notary certifies the transaction; your own lawyer remains the person acting for your interests.
  • After completion — Registration at the land registry, utility transfers, community registration and — if you will live there — the padrón at the town hall. Budget for purchase costs on top of the price; your lawyer will itemise them for your specific purchase.

  • EU citizenship means no stay limits; many German buyers split the year and register residency only when the balance tips.
